Do not confuse the township with one specific project
The original 2016 article described a planned 100-acre golf-themed township and mentioned villas and โterrace homes.โ That was launch-era copy. Today, buyers must identify the specific component being offered. The Suites, for example, was marketed historically with studio and 2 BHK residences; other clusters and villa projects have different configurations, plans, charges and registration details.
Similarly, Crown Residences is a separate new-launch offering listed within Godrej Golf Links. Its advertised starting price or possession date must not be applied to The Suites or to a resale apartment in another cluster. Ask the salesperson to identify the project name, RERA registration, tower/cluster and unit number on the written cost sheet.
Location and connectivity
Godrej Golf Links is near Pari Chowk in Greater Noida, with access to the NoidaโGreater Noida Expressway and Yamuna Expressway corridors. The surrounding region includes residential townships, educational institutions, hospitals, commercial areas and the wider Greater Noida employment catchment.
Travel times depend on the exact gate and destination. Check the route to your workplace, schools, hospitals and transit stations at the times you normally travel. Confirm the operational status of public transport from official sources instead of relying on older references to proposed infrastructure. A physical visit can also help assess approach roads, traffic, parking and construction activity around the chosen cluster.
Amenities and lifestyle
Official project marketing describes a 9-hole golf course, clubhouse and a mix of sports, leisure and convenience facilities. Depending on the cluster and membership terms, advertised amenities may include landscaped areas, fitness and sports facilities, selected hospitality or wellness services, convenience retail and common recreational spaces.
- Ask whether golf, golf-club, sports-arena or clubhouse membership is included, optional or charged separately.
- Confirm the current facilities that are open and the access rules for owners, tenants and guests.
- Check the distance from the exact apartment to the clubhouse, golf facilities, parking and daily-needs services.
- Review maintenance charges and the rules for using shared spaces.
Price in 2026: new launch versus resale
Godrej Golf Links does not have one universal price. A new launch, a completed resale apartment and a villa can have very different price structures. The old 2016 articleโs prices and payment-plan claims are not current quotations.
For a current new launch, request a dated cost sheet and confirm the advertised base price, floor or location charges, parking, club or membership costs, maintenance deposit, taxes, stamp duty and registration charges. For a resale, compare recent registered transactions and similar available units in the same cluster; check the unitโs condition, furnishing, occupancy, title and outstanding dues.
Current new-launch reference: Godrej Propertiesโ current portfolio lists Crown Residences at Godrej Golf Links from โน3.47 crore onwards and advertises February 2031 as the possession date. This is a starting-price reference for that specific offer, not a guaranteed final price or a valuation for other clusters. Inventory and terms may change.
Floor plans and configurations
Floor plans vary by project and unit type. The older articleโs studio and 2 BHK sizes relate to a historical offer for The Suites and should not be used as a general township specification. Obtain the approved plan for the exact unit and verify the area basis before comparing options.
- Compare carpet area with saleable or super built-up area; these are not interchangeable.
- Check bedroom sizes, kitchen layout, ventilation, balconies, storage and natural light.
- Verify the tower/cluster name against the approved plan, RERA record and sale agreement.
- For a furnished unit, obtain a written inventory of appliances and furniture included in the deal.
- Inspect the property and common areas for maintenance, leakage, lifts, power backup, water supply and parking access.
RERA and legal verification
The official Godrej Golf Links page lists different RERA registrations for different township components. For example, the page lists The Suites as UPRERAPRJ2373 and also gives separate references for other projects. These identifiers are not interchangeable. Confirm the live registration record and the legal name of the project or phase on UP RERA before paying a booking amount.
The developerโs page also notes that the township is developed by A R Landcraft LLP, with Godrej Properties Limited as a partner, and refers to financing secured against the township land. This makes it important to review the agreement, title, applicable lender NOC or transfer conditions, and the legal counterparty for the particular unit with an independent lawyer. Do not infer the status of one cluster from another clusterโs documents.
Investment considerations
The golf-oriented setting, planned open spaces and location near Pari Chowk may appeal to some buyers, but they do not guarantee rent or appreciation. Investment performance depends on the exact unit, acquisition cost, recurring charges, demand and resale liquidity.
- Rental demand: Compare achieved rents for the same cluster and configuration, not the township as a whole.
- Net yield: Annual rent actually collected minus maintenance, property tax, repairs, insurance, vacancy and leasing costs, divided by the full acquisition cost.
- Holding costs: Check service charges, memberships, utility expenses, property management and potential repair costs.
- Resale liquidity: Review comparable active inventory and recent registered transactions, while recognising that asking prices may not be achieved prices.
- Contract and delivery risk: For off-plan purchases, review the registered project, escrow details where applicable, payment milestones, possession clauses and remedies in the signed agreement.
Buyer checklist
- Identify the exact project or cluster, unit, tower, configuration and area basis.
- Verify the correct UP RERA registration and compare it with the approved plan and agreement.
- Have an independent lawyer review title, encumbrances, lender interests, seller authority and transfer requirements.
- For a resale, obtain possession / completion documents and a written statement of maintenance and utility dues.
- Confirm parking, furniture, membership, maintenance and other inclusions in writing.
- For a new launch, check the current cost sheet, payment schedule, possession date and agreement terms before booking.
- Visit the site, inspect the actual unit or show unit, and verify current access to the amenities being advertised.
- Use traceable banking channels and retain signed documentation for all payments.
Frequently asked questions
Is Godrej Golf Links still a pre-launch project?
No. The original pageโs โpre-launch coming soonโ wording dates to 2016 and is obsolete. Godrej Golf Links is an established township with multiple components; current availability depends on the particular project and unit.
What is the current starting price?
Godrej Properties currently lists Crown Residences at Godrej Golf Links from โน3.47 crore onwards, with February 2031 possession advertised. That offer is specific to Crown Residences and should not be used as the price for The Suites or other resale properties.
What is the RERA number for Godrej Golf Links?
The township has multiple project registrations. The official developer page lists The Suites as UPRERAPRJ2373 and separate numbers for other components. Confirm the correct live record on UP RERA for the exact project and phase.
Are studio and 2 BHK units available?
The Suites was historically marketed with studio and 2 BHK residences. Current resale or rental availability must be checked for the exact unit. Do not assume the 2017 launch offer is still available.
Is Godrej Golf Links a good investment?
It depends on the chosen cluster, purchase price, rental demand, ongoing costs, legal status and resale liquidity. Verify current data and calculate net yield instead of relying on generic appreciation claims.
