For a resale buyer, the most important factors are not just the project name and price—they are entry price, plot size, possession/registry status, construction potential, road width, location, developer track record and exit liquidity.

The current market check shows that Sector 92–95 remains particularly interesting: current listings include Signature Global City 92, GLS Avenue City and several genuine resale opportunities in Sector 95 such as 3B Estate 95, Solutrean Gateway 95 and JMS The Pearl.

Current listings support several of these price points: for example, 3B Estate 95 has resale listings around ₹1.68–1.95 Cr, Solutrean Gateway 95 around ₹1.86 Cr, JMS The Pearl around ₹1.88 Cr, while GLS Avenue City has listings around ₹1.23–1.69 Cr.
JMS Prime Land currently shows plots around ₹1.47–1.86 Cr for approximately 105–133 sq yd, making it particularly relevant to a ₹2 Cr budget.
For Sohna, current resale examples include Golden Park around ₹1.80–1.82 Cr, while M2K Olive Greens in Sector 104 is currently shown around ₹1.85 Cr and Uphaar Homes around ₹1.55 Cr.
🏆 My ranking specifically for RESALE INVESTMENT
If I had ₹2 crore today and the objective was buy → hold → resell, rather than constructing a house immediately, I would rank them differently:
Tier A — Strongest
1. Signature Global City 92
2. 3B Estate 95
3. JMS Prime Land – Sector 95A
4. JMS The Pearl – Sector 95
5. Solutrean Gateway 95
6. GLS Avenue City – Sector 92
These give the best combination of location + buyer pool + project format + future connectivity + resale potential.
Sector 92’s investment thesis is primarily the New Gurgaon/Dwarka Expressway/NH-48 connectivity story, although emerging-sector infrastructure and resale liquidity remain risks for short-term investors.
Tier B — Good, but price-sensitive
7. ROF Insignia Park
8. Landmark Avana
9. M2K Olive Greens
10. Uphaar Homes
11. Faith Ireo Savannah
12. ATS Bonheur Avenue Phase 2
13. Golden Park Sohna
Here, purchase price is critical. Buying 10–15% above the prevailing resale market can significantly reduce your eventual ROI.
Tier C — Long-term / higher-risk
14. Anand Niketan
15. Shree Vardhman Sohna
16. NKV Golden Avenue
17. Corona Greens
18. Pataudi projects
19–25. Individual plotted colonies in Sectors 13/105 and peripheral locations
These can work if you’re buying at a substantial discount, but I would not pay a premium merely because a broker calls it a “future growth area.”
💰 The most important point: don’t spend the entire ₹2 Cr
For a ₹2 Cr maximum budget, I’d actually target:
Plot price: ₹1.60–1.80 Cr
Transaction + statutory + other costs: ₹10–20L+ depending on the transaction
Negotiation/emergency buffer: ₹10–20L
This gives you room to negotiate rather than becoming a forced buyer.
For example, if a 120 sq yd Sector 95 plot is quoted at ₹1.95 Cr, I would compare its effective ₹/sq yd against other resale plots before making an offer. Current listings show substantial variation even within the same project—for example, 3B Estate 95 has resale examples around ₹1.68 Cr and ₹1.95 Cr.
🏠 If the buyer wants to BUILD a house
Then my ranking changes.
I’d prioritize:
3B Estate 95 → JMS The Pearl → JMS Prime Land → Signature Global City 92 → GLS Avenue City → Solutrean Gateway 95.
Why? A plotted development with appropriate construction permissions, road width, open sides and a suitable plot configuration can be substantially more valuable to an end-user than a cheaper peripheral plot.
For example, current 3B Estate 95 listings describe plots around 100–179 sq yd, with certain resale plots offering stilt + 4 construction potential and 9 m roads. These project-level characteristics should be verified against the actual sanctioned plan and the individual plot before purchase.
⚠️ 7 things I would verify before buying ANY resale plot
- HRERA registration and project status
- DTCP licence / approved layout
- Original allotment + complete chain of documents
- Registry/freehold status
- Actual plot dimensions and sanctioned site plan
- Road width + number of open sides
- Outstanding EDC/IDC, maintenance, transfer and other charges
Also check whether the advertised ₹1.80–2 Cr is genuine resale or actually fresh developer inventory. This distinction matters because current portals show both categories side by side.
🎯 Bottom line
For ₹2 Cr maximum, my first calls would be:
🥇 Signature Global City 92 — best all-rounder
🥈 3B Estate 95 — strongest plotted investment candidate
🥉 JMS Prime Land 95A — good balance of ticket size and location
4️⃣ JMS The Pearl 95 — strong end-user/resale proposition
5️⃣ Solutrean Gateway 95 — attractive if bought below asking
6️⃣ GLS Avenue City 92 — good lower-entry opportunity
If the objective is maximum appreciation, I would concentrate the search around Sectors 92, 93, 95 and 95A, rather than spreading ₹2 Cr across peripheral Sohna/Pataudi projects.
If the objective is self-use + investment, I’d move 3B Estate 95, JMS The Pearl and Signature Global City 92 to the top.
