Updated: 27 October 2026 | This guide reviews JC World, a proposed mixed-use retail and entertainment development at Plot C1-K, Jaypee Greens Wish Town, Sector 128, Noida. The original page contained 2014 launch prices, promised lease returns and possession timelines. Those are historical marketing claims—not current offers or proof of delivery. This updated guide separates the registered project information from claims that require fresh verification.

Important buyer alert: The official UP-RERA public record identifies JC World under registration number UPRERAPRJ2662 and lists the project type/status as “Ongoing.” The record contains retail-shop and studio unit plans and land details for Plot C1-K, Sector 128. A third-party review of the public record reports a declared completion date of December 2018 and no completion certificate visible in the record it reviewed. Before considering any purchase, lease, assured-return offer or resale, independently verify the latest UP-RERA filings, current construction/operational status, completion/occupancy approvals and the legal status of the exact unit. Do not assume the mall, multiplex, food court or serviced apartments are operational simply because they appeared in the launch brochure.

JC World Noida: Project Overview

What Was Originally Planned?

Historic JC World marketing material described a multi-level commercial building on approximately two acres, with retail shops, restaurants, a food court, cinema/multiplex facilities and serviced apartments. The older brochure and 2014 price sheets are useful only as records of the original proposal. They should not be used to infer what has been constructed, approved, leased or delivered today.

The UP-RERA public record includes approved-plan information for commercial shops and studio units, as well as land documents associated with Plot C1-K, Jaypee Greens Wish Town, Sector 128. The exact approved use, floor, unit number, carpet area and current permissions must be checked against the latest official documents for the particular space being offered.

JC World Noida Price in 2026

A current, independently verified 2026 price list was not available in the sources reviewed. The old page quoted a food-court basic sale price of ₹13,000 per sq. ft., additional charges, and historic lease figures. Those figures date from 2014 and are not evidence of today’s market value, current availability, enforceable rent or a valid offer from the promoter. They have therefore been retained only as historical context, not as a current price recommendation.

For any resale or assignment, request a dated written quote and check at least three comparable commercial units where possible. Confirm whether the quoted amount is based on carpet area or another measurement, whether the transaction is a sale of registered ownership or an assignment of allotment/lease rights, and whether transfer requires promoter or authority consent.

Costs to check before agreeing a price

• Sale consideration or transfer premium and the exact rights being transferred.
• Stamp duty, registration fees and applicable taxes.
• Any outstanding instalments, interest, transfer fees or promoter/authority charges.
• Maintenance, common-area, electricity, water, property-tax and other dues.
• Fit-out, fire-safety, signage, utility connection and business-licence costs, as applicable.
• Brokerage, legal review, financing and working-capital costs.

Historic Lease Guarantee and Assured-Return Claims: Read Carefully

The old page advertised lease-guarantee figures of ₹90–₹100 per sq. ft. per month for certain retail units, along with a proposed buy-back option and compensation for delay. It also listed historic food-court charges and lease-related figures. These were claims in legacy marketing material and are not verified current rental income or a guarantee that a buyer can collect these amounts.

Before relying on a rent, buy-back, assured-return or delay-compensation promise, ask a property lawyer to review the signed allotment agreement, lease agreement, addenda, payment receipts, counterparty identity, payment history, enforceability, default provisions and any court or insolvency proceedings that could affect recovery. Ask for proof of actual rent paid to the same unit or comparable units. Do not calculate investment returns from a brochure alone.

Use this formula for a realistic investment assessment: Net annual yield = (rent actually collected minus recurring owner expenses) ÷ total acquisition cost × 100. Include vacancy, collection risk, maintenance, taxes, repairs, legal costs and the possibility that promised rent is not paid.

Location and Connectivity

JC World is identified in historic project material at Plot C1-K, Jaypee Greens Wish Town, Sector 128, Noida, opposite the area associated with Jaypee Hospital. The broader Sector 128 location connects to the Noida–Greater Noida Expressway network. Actual access, journey times, road conditions and nearby services should be checked in person.

• Road access: Test the route from the plot to the expressway and your target customer catchment during business hours.
• Nearby demand: Assess residents, offices, hospitals and other destinations that could generate footfall for the intended retail category.
• Visibility and access: Check the actual shop frontage, entrance, signage rights, parking, loading access and pedestrian movement.
• Public transport: Verify practical door-to-door access and last-mile options rather than relying on a brochure map.

For commercial investment, location is only one part of the decision. Tenant demand, building operation, legal approvals, access, maintenance and the actual right to lease or trade are equally important.

Legal and RERA Due Diligence Before Buying or Leasing

The official UP-RERA record is the starting point, not a substitute for unit-level legal review. It lists JC World under UPRERAPRJ2662 and shows “Ongoing” in the record retrieved for this update. The declared completion timeline and completion-certificate position should be checked directly on the current record because the online record may change and the latest approvals may not be reflected in third-party summaries.

Documents to request and verify

1. Latest UP-RERA registration details, extensions, quarterly progress reports and uploaded approvals.
2. Completion certificate and occupancy certificate, where applicable, from the competent authority; confirm whether the exact building and intended use are covered.
3. Sanctioned building plan, approved use, fire NOC and relevant safety/utility approvals.
4. Land lease deed, supplementary deeds, allotment documents and the authority’s terms for transfer or sub-lease.
5. Promoter’s written confirmation of the exact unit number, floor, carpet area, rights and current status.
6. Allotment letter, buyer agreement, payment ledger, receipts and any outstanding demands.
7. Title/encumbrance review, mortgage or lender NOC where required, and litigation/insolvency checks.
8. Written confirmation of whether a proposed sale is a registered conveyance, leasehold transfer, assignment or another legal structure.
9. Maintenance statements, utility dues, common-area obligations and the terms governing tenant fit-outs and signage.
10. Independent legal advice before paying a booking amount, token or non-refundable fee.

Do not pay based only on an old brochure, a verbal possession date, a promised rent, a proposed buy-back or an agent’s statement that the project is “ready.” Verify the physical site and official documents independently.

Is JC World a Good Commercial Investment in 2026?

That cannot be determined from historical launch material alone. A commercial property can generate income only if the legal right to occupy or lease it is clear, the building is approved for the intended use, the premises are usable and there is real tenant demand. The “Ongoing” status shown in the UP-RERA record makes verification of delivery and approvals particularly important.

Questions for investors

• Is the exact unit physically complete and legally approved for the proposed commercial activity?
• Is the project open and functioning, and what share of comparable space is occupied by paying tenants?
• Are quoted rents supported by executed leases and bank evidence, or only by historic promises?
• Who is legally obligated to pay the rent, and what security or enforcement rights exist if payment stops?
• Can the buyer legally transfer, lease, mortgage or resell the unit, and what consents are required?
• What are the realistic vacancy, maintenance, fit-out and financing assumptions?
