What is Exquisite at Godrej Golf Links?
Godrej Golf Links is a residential township at Sector 27, Greater Noida, near Pari Chowk. The township includes multiple residential phases and formats; the official Godrej project page lists distinct registrations for phases including Crest, The Suites, Evoke, Park Lane, Windsor and Presidential Villas. Exquisite is the marketing name for certain villa categories within Presidential Villas, rather than a reason to treat every township phase as having the same RERA registration or completion status.
The township is promoted around a golf-centred lifestyle, landscaped open spaces and shared leisure facilities. The developer’s official page describes a 9-hole golf course and a master clubhouse. Amenities and access rights may differ by phase, unit and the applicable association/declaration documents, so obtain the written list of facilities available to the specific villa.
Villa configuration, size and floor plans
Older launch material described 4 BHK villas of around 150 square yards. Third-party portals publish different area figures for available villas. These numbers can refer to plot area, built-up area, super area or saleable area and should not be compared as if they were equivalent.
- Ask for the sanctioned floor plan and site/plot plan for the exact villa number.
- Check carpet area, plot area, built-up area and any terrace, balcony, basement or service area separately.
- Confirm the number of bedrooms, bathrooms, parking spaces, private lift or rooftop features, if advertised, in the signed specifications and sale deed.
- Verify whether any furniture, appliances, landscaping or upgrades shown in photographs are included in the transaction.
Do not rely on old brochures or artist impressions as proof of the completed unit’s layout, finishes or amenities.
Price in 2026: how to interpret listings
Third-party listings have displayed indicative prices of about ₹2.99 crore to ₹4.39 crore for Exquisite villas, but listing prices can be stale, duplicated or negotiable and may relate to different unit sizes or conditions. There is no single reliable price for every villa. Sarthak Estates recommends obtaining a current, unit-specific written quotation or seller offer before assessing value.
Calculate the all-in cost by adding the negotiated consideration to applicable stamp duty and registration, transfer or mutation charges, maintenance/security deposits, outstanding dues, legal fees, brokerage if applicable, and any documented repairs or renovation. Check whether the quoted figure includes GST or other taxes where legally applicable; tax treatment depends on the transaction and property status, so do not assume that every resale or completed villa has the same tax treatment.
Location and connectivity
The township is in Sector 27, Greater Noida, close to Pari Chowk and the Jaypee Greens area. Road connectivity includes the Noida–Greater Noida Expressway and Yamuna Expressway corridors. Travel times vary significantly with traffic, access points and construction; verify the actual route and commute at the times you expect to travel.
- Pari Chowk: a key local road and transport reference point.
- Noida–Greater Noida Expressway: provides road access toward Noida and Delhi-side connections.
- Yamuna Expressway: provides access toward the Yamuna Expressway corridor.
- Schools, hospitals and retail: compare the exact route, opening status and travel time rather than relying only on brochure distances.
Amenities and lifestyle
Township marketing highlights golf-course surroundings, clubhouse and leisure facilities, landscaped spaces, sports and fitness amenities. Before paying a premium for a golf-facing or amenity-facing villa, check whether the view is protected, what access fees apply, which facilities are operational, and whether the villa owner has the relevant membership or usage rights.
Older advertisements mention features such as private lifts, rooftop decks and specific clubhouse counts. Treat these as unit- or brochure-specific claims until confirmed in the sanctioned plan, specifications, allotment agreement and actual site inspection.
UP-RERA registration and legal due diligence
The official Godrej Properties page identifies UPRERAPRJ13203 for Presidential Villas and states that villa categories V2, V3, V4 and V5 are marketed as Exquisite. Verify the registration and current project documents on the official UP-RERA portal. Registration is not, by itself, proof that a particular villa has an occupancy certificate, clear title or no outstanding dues.
Before committing to a purchase, ask an independent property lawyer to verify:
- The exact RERA phase and registration number applicable to the villa, and the latest available authority records.
- Registered title/lease or sub-lease documents, the seller’s identity and authority to sell, and the chain of transfers.
- Completion/occupancy certificate or other applicable completion approvals for the specific unit/phase.
- Sanctioned plans, any deviations, and the approved use of the villa, terrace and ancillary areas.
- Encumbrances, lender NOC/release documents where applicable, litigation, authority dues and unpaid maintenance.
- Current maintenance charges, club/golf charges, transfer fees, association rules and any mandatory membership.
- Possession and handover records, utility connections, property-tax position and a physical inspection of defects.
There has also been public reporting on disputes and regulatory proceedings involving AR Landcraft projects in the wider Godrej Golf Links township. Do not assume that a decision concerning one phase or group of buyers automatically determines the legal position of every Exquisite villa. Ask your lawyer to search current court, UP-RERA and authority records for the exact project, seller and unit.
Is Exquisite at Godrej Golf Links a good investment?
The decision depends on the purchase price, unit condition, resale liquidity, maintenance costs and your intended holding period. A branded township and golf-oriented setting may appeal to some end users, but they do not guarantee capital appreciation or rental income.
- End users: assess privacy, maintenance, actual usable space, daily commute, security and the facilities you will genuinely use.
- Resale buyers: compare recent registered transactions where available, not just online asking prices. Check seller urgency and the time comparable villas take to sell.
- Rental investors: obtain evidence of achievable rent, vacancy periods, tenant demand and all annual costs. Calculate net yield as annual rent less vacancy, maintenance, repairs, property tax, management and other recurring expenses, divided by total acquisition cost.
Do not treat an advertised “assured return”, rental promise or projected appreciation as guaranteed. Any rental commitment must be reviewed for the named obligor, enforceability, payment history, security and remedies on default.
