This guide covers Hawelia Valencia Homes Phase-I, Sector 1, Greater Noida West (commonly called Noida Extension), with practical guidance for buyers considering a resale apartment or rental home. The original page was published in 2012 and promoted launch-era prices; those prices and offers are historical and must not be treated as current quotations.

UP-RERA lists βHAWELIA VALENCIA HOMES PHASE-I (TOWER D, E, F, Gβ under registration UPRERAPRJ9299. Location: Sector 1, Greater Noida West
Valencia Homes is in the established residential catchment of Greater Noida West, also marketed as Noida Extension. Buyers commonly compare this location with nearby Sector 1 and adjoining Greater Noida West apartment communities. The practical appeal is access to local shops, schools, healthcare, daily services and road connections toward Noida and Ghaziabad. Actual convenience depends on the tower entrance, traffic, route and time of day.
Connectivity and commute checks
- NoidaβGreater Noida Link Road and internal Sector 1 roads: inspect the real approach route and peak-hour congestion.
- FNG Corridor: the wider FaridabadβNoidaβGhaziabad connectivity corridor is relevant to regional planning, but do not assume every stretch is operational or that a future link reduces today’s commute.
- Metro: check the currently operational station, feeder options, parking and actual door-to-platform travel time. Do not rely on old advertisements describing a βproposedβ station as operational.
- Delhi, Noida workplaces and Ghaziabad: test your regular commute during the hours you expect to travel.
- Hospitals, schools, markets and malls: shortlist facilities based on actual route, opening hours and the needs of your household.
Rather than relying on generic travel-time estimates, run a live navigation check from the exact tower gate to your workplace, school or nearest transit point at the relevant time of day.
Apartment configurations, area and furnishing
Public property listings for Valencia Homes Phase-I report 2 BHK, 2.5 BHK and 3 BHK apartment options. Some listing records cite a 935 sq. ft. configuration and resale listings show other built-up areas; portal area labels are not necessarily comparable. Treat these as listing information, not as a substitute for the approved plan or registered deed.
Before shortlisting an apartment, ask for:
- Sanctioned floor plan and exact tower, floor and flat number.
- Carpet area, built-up area and super built-up area stated separately.
- Number of bedrooms, bathrooms, balconies, utility areas and storage spaces.
- Orientation, view, daylight, ventilation, noise exposure and distance from lifts or service areas.
- Whether the home is unfurnished, semi-furnished or fully furnished, with a written inventory of included appliances and furniture.
- Parking allocation and whether the parking right is documented in the transaction papers.
- Age and condition of plumbing, electrical wiring, waterproofing, windows, flooring, kitchen fittings and bathroom fixtures.
βPremium furnishedβ is not a standard specification. Inspect every item in person and list any repair, replacement or furnishing expense before comparing prices.
Valencia Homes price in 2026: how to assess a resale quote
The original post advertised a launch-era starting price of βΉ22.01 lakh. That is a historical figure from an old listing, not a valid 2026 price indication. Current online asking prices can vary substantially by area, floor, condition, furnishing, view, parking, seller urgency and documentation. Asking prices are not the same as registered transaction values.
Sarthak Estates does not publish a single βcurrent priceβ without verifying a live unit and its documents. Request a written quote that identifies the flat and separates:
- Seller’s base asking price and negotiated consideration.
- Stamp duty, registration charges and any applicable taxes or statutory fees.
- Society transfer charges, maintenance dues, sinking fund or other association charges, if applicable and legally payable.
- Outstanding loan, mortgage release, dues or other encumbrances that need to be resolved.
- Brokerage, legal review, valuation, loan-processing and other transaction costs.
- Repair, renovation, furnishing or appliance replacement budget.
For a fair comparison, calculate the effective cost per square foot using the same area definition across comparable homes. Compare recent registered transactions where reliable data is available, and inspect several similar units before deciding. Do not use a portal’s indicative rate as proof of market value.
Amenities and daily living: verify what is actually available
Older project brochures and property listings may mention landscaped areas, recreation or community facilities. Availability, maintenance quality and access rules can change over time. During a visit, confirm which amenities are operational, included in resident access, maintained by the association and covered by the maintenance budget.
- Security at entry points and visitor management.
- Lifts, backup power, water supply, fire-safety equipment and emergency access.
- Parking allocation, visitor parking and internal circulation.
- Common-area cleanliness, lighting, drainage and waste management.
- Clubhouse, play areas or other facilities, if listed in the sale description.
- Monthly maintenance, pending repairs, association governance and any approved special levies.
Is Valencia Homes suitable for end users?
It may be worth considering if you want an existing apartment in Greater Noida West and value a lived-in neighbourhood over waiting for a new project to complete. An established community can make it easier to inspect the actual flat, common areas, water supply, traffic and society management before buying.
However, suitability depends on the condition and legal status of the specific unit. Do not assume all towers have identical paperwork, all homes are furnished, or all amenities operate as originally advertised. A well-priced flat with unresolved dues or unclear title can be more expensive and risky than a properly documented alternative.
Investment and rental considerations
For investors, evaluate the achievable rentβnot a broker’s best-case estimateβagainst the all-in acquisition cost, maintenance, vacancy, repairs, taxes and financing costs. Ask for evidence of comparable rented apartments and confirm whether the quoted rent includes maintenance or furnishings. Rental yield should be calculated using realistic annual rent divided by total acquisition cost, with vacancy and operating expenses considered separately.
Resale liquidity depends on the unit’s price, condition, floor, layout, parking, documentation and competition from nearby projects. Do not assume capital appreciation or a guaranteed rental return. Compare Valencia Homes with other established societies in Greater Noida West using the same criteria and a similar unit size.
Legal and technical due diligence before paying a token
- Match the project: use UP-RERA registration UPRERAPRJ9299 as a starting point and confirm that the registered phase and tower cover the offered flat. If the seller cites another phase or registration, check it independently.
- Check current authority records: inspect the live UP-RERA record, uploaded documents, orders, complaints and available completion/occupancy certificate. The project page has displayed complaints; review current records and obtain legal advice rather than drawing conclusions from a count alone.
- Verify title and transferability: have a property lawyer examine the chain of title, allotment/transfer papers, conveyance or sub-lease deed as applicable, encumbrances, lender NOC and the seller’s authority to sell.
- Confirm completion and occupancy: obtain the actual applicable certificate for the correct tower/building and confirm that the unit can lawfully be occupied and transferred.
- Check dues: request no-dues letters for maintenance and utilities, property-tax status, and confirmation of any pending litigation or association dispute.
- Inspect the unit: test water pressure, drainage, electrical points, lifts, backup power, seepage, cracks, windows and noise at different times.
- Verify area and parking: match the sanctioned plan and deed to the unit and documented parking rights.
- Review loan and payment trail: verify any existing mortgage and make payments through traceable banking channels only, in accordance with a lawyer-reviewed agreement.
- Use a written agreement: state the exact unit, consideration, included furnishings, payment schedule, vacant-possession date, dues allocation, default terms and document-delivery obligations.
- Do not rely on verbal assurances: never pay a non-refundable token before confirming identity, title, approvals and the terms for refund if due diligence fails.
