Wave City Center is a major mixed-use development associated with the Sector 25A/32 area of Noida. Older Sarthak Estates material describes a mix of commercial, retail, office, studio and hospitality uses. This page is now a buyer and occupier guide for 2026: old marketing estimates, proposed components, development-area figures, transport concepts and promotional claims should be independently verified and are not proof that a particular component is complete, operational or available today.

What property types should you enquire about?
Depending on the specific building and legally permitted use, enquiries may concern retail shops, office space, shop-cum-office (SCO) units, studio accommodation or other commercial premises. Never assume that all these uses are permitted in every block or unit. Verify the exact unit number, sanctioned use, occupancy status and applicable restrictions in writing.

Location and business suitability
The Sector 32/City Center area is an established urban location in Noida with connections to surrounding residential and commercial districts, public transport and retail destinations. Suitability depends on your customer profile, visibility, frontage, access, parking, loading needs, floor level and nearby competition. Visit the exact premises on a weekday and weekend, at more than one time of day, and assess actual footfall rather than relying on broad project-wide claims.
Buying or leasing: documents and commercial terms
- Title and seller authority: Review the registered conveyance/lease deed, ownership chain, lender charge and authority to sell or lease.
- Approved use: Confirm the sanctioned use for the exact unit, permitted business activity, fire requirements and any restrictions imposed by the authority or association.
- Completion and occupancy: Request applicable completion/occupancy certificates and current building compliance documents.
- Lease economics: Confirm base rent, CAM/maintenance, taxes, security deposit, rent-free fit-out period, escalation, lock-in, termination, restoration obligations and responsibility for repairs.
- Operating costs: Ask for electricity load and tariff, HVAC hours, generator backup, water, signage, parking, access hours and loading/unloading rules.
- Financial diligence: Obtain a written statement of outstanding maintenance, property tax, utility bills, transfer fees and other liabilities.
How to evaluate the investment
Do not evaluate a commercial unit using headline rent or projected yield alone. Calculate net operating income after vacancy, maintenance/CAM, property tax, insurance, repairs, brokerage and leasing costs. For a leased property, independently verify the tenant, executed lease, rent receipts, deposit, remaining term, escalation clause, lock-in and termination rights. A stated or advertised return is not guaranteed.
Questions to ask before paying a token
- Is the unit legally transferable, and is the seller the recorded owner or authorised lessor?
- What is the carpet area and chargeable/saleable area, and how are they measured?
- Are there any lender charges, litigation, unpaid dues or restrictions on transfer?
- What current occupancy, footfall and tenant mix can be independently observed?
- What are the complete acquisition costs and recurring charges?
- For a lease, are all commercial terms documented and is the proposed use permitted?
Frequently asked questions
Are retail and office units currently available?
Inventory changes. Confirm the exact building, unit number, use, price or rent, and seller authority before arranging a visit.
Can any unit be used as a studio or hotel room?
Not necessarily. Permitted use is unit- and building-specific; obtain documentary confirmation from the relevant authority and building management.
What is the current price or rental rate?
It depends on the unit, floor, frontage, area, lease status and condition. Request a dated written offer with all charges disclosed.
