Plot sizes, roads and proposed infrastructure
Current property listings show plot-area options from approximately 1,614.59 sq ft to 5,381.96 sq ft, including listings around 2,152.78 and 2,690.98 sq ft. These are listing figures, not a substitute for the sanctioned layout or a written inventory sheet. Confirm the precise plot area and whether the quoted measurement is plot area or another area basis.
The project filing describes proposed internal roads in 9 m, 12 m and 30 m widths, footpaths, drainage and a connection to the existing sector-level sewer and storm-water networks. It also describes water supply through Wave City’s existing Sector 5 infrastructure, with smart metering proposed. These are planned works in the filing; they should not be read as confirmation that the facilities are already complete or operational.
The record also refers to a neighbourhood park, native tree planting, a community club and township-level provision for social infrastructure. Ask which facilities are part of this registered phase, their delivery timeline and who is responsible for maintaining them.
RERA status and buyer checks
The project appears in the official UP RERA district-wise project register under number UPRERAPRJ966667/10/2026. Registration is a useful starting point for due diligence; it does not replace checking land title, the sanctioned layout, encumbrances, payment terms or the exact plot being sold.
- Search the project by its exact RERA number on the UP RERA website and download the current certificate and project disclosures.
- Match the promoter name, phase, land parcel and plot number across the certificate, approved map, allotment letter and agreement.
- Request the latest price sheet, payment schedule, taxes and other charges in writing.
- Check the approved layout and road access for the specific plot, and inspect the site and surrounding infrastructure.
- Have an independent property lawyer review title, encumbrance and transaction documents before paying.
Price, booking and availability
