Quick answer: Grandthum is worth evaluating for buyers seeking commercial shops or office units in Greater Noida West. There is no single reliable price for every unit: floor, frontage, size, phase, construction/hand-over status, lease terms and seller type can materially change the quote. Request a dated, unit-specific cost sheet rather than relying on old launch offers or guaranteed-return advertisements.

Location and connectivity
Grandthum is in Techzone IV, Greater Noida West, a commercial catchment serving nearby residential sectors, local businesses and the wider NoidaโGreater Noida region. Actual travel times depend on traffic, route and time of day; do not rely on older promotional drive-time claims without checking a live route for your visit.
- Residential catchment: Greater Noida West and nearby Noida sectors provide a potential customer and employee base.
- Road access: Evaluate the route from your target catchment, parking entry/exit, service access and peak-hour congestion in person.
- Public transport: Check current bus/metro connectivity and the last-mile journey from the specific station or stop before estimating employee or visitor convenience.
- Business ecosystem: The project is marketed for retail, food, leisure and office uses; tenant demand depends on actual occupancy, tenant mix and visitor footfall.
Retail shops and office spaces
Retail shops
Retail units may suit brands, food and beverage operators, service businesses or investors seeking a commercial asset. For each unit, inspect frontage, visibility from the main circulation path, floor level, access to escalators/lifts, nearby anchor tenants, signage rights, permitted use, exhaust provisions where relevant, and common-area charges. A lower-priced unit on a less visible floor may have a different leasing profile from a prominent ground-floor shop.
Office space
Office units may appeal to businesses requiring a commercial address or investors targeting office leasing. Compare usable/carpet area with saleable area, floor plate efficiency, lift capacity, power backup, HVAC arrangements, parking allocation, fit-out obligations, operating costs and the status of the relevant office tower. Ask for the sanctioned plan and the exact area definition used in the agreement.
Bhutani Grandthum price in 2026
Prices are unit-specific and should be treated as quote-on-request. A third-party listing page previously displayed indicative prices for selected units, but such listing figures can be stale, promotional or incomplete and should not be represented as a confirmed October 2026 offer. This guide therefore does not treat historic launch rates, discounts, or old โstarting atโ prices as current prices.
Obtain a written quotation for the exact unit and verify:
- Basic sale price and whether it is developer inventory or resale.
- Floor rise, PLC, preferential location or frontage charges.
- GST, stamp duty, registration, transfer charges and other applicable taxes/fees.
- Maintenance deposits, IFMS, common-area charges and recurring maintenance.
- Parking rights, power load, fit-out costs and any tenant/lease obligations.
- Payment schedule, possession/hand-over status, outstanding dues and cancellation/default terms.
For resale, request the registered conveyance/lease documents as applicable, payment receipts, no-dues confirmation, current maintenance ledger and confirmation of whether transfer is permitted by the relevant authority/developer.
Rental income and assured-return claims
Older marketing material associated with this page promoted monthly returns and โassuredโ or โguaranteedโ income. Those historical claims are not a promise of current or future rent and should not be used as a valuation assumption without a valid, enforceable agreement and independent legal review.
Before buying for rental income, ask for the signed lease/licence agreement, tenant identity and creditworthiness, rent commencement date, lock-in, escalation, security deposit, termination clauses, maintenance/tax responsibility and evidence of rent actually paid. Calculate net yield using the full acquisition cost and deduct vacancy, brokerage, maintenance, property tax, fit-out, financing costs and taxes. Stress-test the investment with a vacancy period and a lower achievable rent.
Amenities and project features
The official project website promotes a mixed-use environment with the following components. Confirm which facilities are completed, operational and available to your unit at the time of purchase.
- High-street retail and shopping areas
- Office towers and business spaces
- Food court, restaurants and quick-service dining
- Five-screen multiplex and entertainment offerings
- Outdoor landscaped areas and a water-body feature
- Sky deck and leisure-oriented common spaces as advertised
- Security and building management systems
- Green-building design positioning; the website describes IGBC Platinum pre-certification for design, which is not the same as a blanket guarantee of operating performance
RERA registrations and legal due diligence
The official Grandthum website lists multiple phase registrations, including:
- Phase I: UPRERAPRJ585534
- Phase II: UPRERAPRJ605316
- Phase III: UPRERAPRJ213153/02/2026
- Phase IV: UPRERAPRJ103135
- Phase V: UPRERAPRJ957104
UP-RERAโs available Phase III project summary identifies the declared completion date as 4 December 2029. This highlights why buyers must not assume that every phase or unit is ready simply because some parts of the overall development have a completion certificate. Verify the exact phase and current disclosures directly on the UP-RERA portal, and obtain copies of the registration certificate, sanctioned plans, completion/occupancy certificate (where applicable), lease deed or conveyance documents, and approved use for the particular unit.
Before signing: have an independent property lawyer review title/leasehold status, authority approvals, encumbrances, agreement terms, area calculation, payment demands, transfer conditions and the validity of any rental commitment. A RERA number alone is not a substitute for checking unit-specific documents.
Who should consider Grandthum?
- Retail operators: Businesses that can benefit from visibility and a mixed-use destination, provided the unit’s location and footfall fit the business model.
- Office occupiers: Companies that have verified access, operating costs, fit-out conditions and the status of their selected tower.
- Commercial investors: Buyers able to assess tenant demand, realistic net yield, vacancy risk, resale liquidity and a longer holding period.
It may be less suitable for buyers who need guaranteed short-term appreciation, fixed monthly income without counterparty risk, or immediate occupancy without verifying unit-specific permissions.
Investment checklist: questions to ask before booking
- Which phase and RERA registration cover this exact unit?
- Is the unit ready to occupy, and what completion/occupancy document applies?
- What is the carpet area, saleable area and loading percentage?
- What is the complete all-inclusive cost, including taxes, deposits and transfer charges?
- Are the facilities and anchor tenants operational today, or only planned/advertised?
- What rent is supported by a signed lease and recent comparable transactions?
- Who pays maintenance, property tax, fit-out costs and vacancy-period expenses?
- Can the unit be resold or transferred, and are there outstanding dues or encumbrances?
- What are realistic exit options and expected resale liquidity for this unit type?
Frequently asked questions
Where is Bhutani Grandthum located?
It is located in Techzone IV, Greater Noida West, Uttar Pradesh, commonly marketed as Noida Extension.
Is Bhutani Grandthum ready to move?
Status varies by phase and unit. The official website reports a part-completion certificate, while the project’s phases have separate RERA records. Verify the exact unit’s completion/occupancy permissions and hand-over status before purchase.
What is the price of shops or offices at Grandthum in 2026?
There is no single price for all units. Ask for a dated, written quote for the exact floor, size, phase and unit, and compare the full acquisition cost rather than just the advertised base rate.
Does Grandthum guarantee monthly rental income?
Do not assume so. Historic promotional claims are not a guarantee. Any rental commitment should be supported by a valid agreement, a creditworthy counterparty and independent legal review.
How can I verify the RERA details?
Search the relevant phase registration on the official UP-RERA portal and compare the registration, approved plans, declared completion dates and promoter details with the documents supplied for your unit.
