I-Thum Sector 62 Noida – Premium Commercial Property in Noida’s IT & Corporate Hub

I-Thum, Sector 62, Noida is a prominent commercial development positioned in one of Noida’s established corporate and IT corridors. The project is associated with Grandslam Developers, the developer behind The Corenthum, and is located at A-40, Sector 62, Noida, close to the Delhi–Meerut Expressway and the Noida Electronic City business district. The original I-Thum project is registered with UP RERA under UPRERAPRJ10363. (UP RERA)

The larger I-Thum ecosystem in Sector 62 also includes IThum’s 62, registered under UPRERAPRJ6807, which is being marketed as a modern commercial destination incorporating office spaces, retail, food and business-oriented facilities. (Ithum World)

For investors looking for commercial property in Noida, I-Thum Sector 62 stands out primarily because of its location within an established employment and business ecosystem rather than relying solely on future-development potential.

I-Thum Sector 62 Noida – 2026 Project Snapshot

The original project is listed by UP RERA with a registration date of 13 August 2017 and promoter Grandslam Developers Pvt. Ltd. (UP RERA)

Why Invest in I-Thum Sector 62 Noida in 2026?

1. Established Corporate Location

Sector 62 is one of Noida’s major commercial and IT destinations, with numerous corporate offices, technology companies, educational institutions, hospitals and established commercial developments in the surrounding catchment.

This creates an important advantage for commercial-property investors: existing business activity and occupier demand rather than depending entirely on a future township.

2. Excellent Road Connectivity

I-Thum is positioned close to the Delhi–Meerut Expressway/NH-24 corridor, providing connectivity towards:

• Delhi
• Ghaziabad
• East Delhi
• Noida
• Greater Noida
• Greater Noida West
• Meerut

Current project information places the development immediately around the Delhi–Meerut Expressway corridor. (Ithum World)

3. Metro Connectivity

Metro connectivity is one of the strongest location advantages.

The area is served by the Blue Line’s Noida extension, including Noida Sector 62 and Noida Electronic City stations. Current project information places IThum’s 62 within walking-distance proximity of the metro network, although the exact walking distance depends on the particular entrance/unit. (Wikipedia)

4. Strong Corporate Catchment

The surrounding Sector 62 ecosystem includes established IT parks and commercial buildings such as:

• Corenthum
• Logix Cyber Park
• Stellar IT Park
• Galaxy Business Park
• Noida One
• Other corporate and institutional developments

This supports the area’s positioning as a business destination. (MagicBricks)

5. Close to Fortis Hospital

Fortis Hospital, Noida is located within approximately 1 km of the project according to current project-location information, making the area convenient for employees, visitors and businesses. (ithum’s 62 Noida)

I-Thum Commercial Spaces

I-Thum and the broader IThum’s 62 development offer different types of commercial opportunities.

Office Spaces

Office units are suitable for:

• IT companies
• Start-ups
• Consultants
• CA/CS/legal offices
• Financial services
• Recruitment companies
• Technology businesses
• Back-office operations
• Co-working operators
• Professional offices

Current market listings show a range of office configurations, with availability and pricing varying substantially by size, floor and ownership status. Recent 2026 market data, for example, lists office units around 562 sq ft, 1,002 sq ft and 2,033 sq ft, among others. (SquareYards)

Retail Shops

Retail units can potentially cater to:

• Cafés
• Restaurants
• Food outlets
• Convenience retail
• Salons
• Service businesses
• Lifestyle brands
• Other consumer-facing businesses

Current project marketing describes retail, food court and commercial components within the development. (Ithum World)

Pre-Leased Commercial Property

Investors may also find pre-leased/resale units in the I-Thum ecosystem.

However, investors should evaluate the actual lease agreement, tenant, lock-in period, escalation clause, security deposit, maintenance obligations, remaining lease term and net rental yield before purchasing.

Do not treat “assured return” or “guaranteed rental” as automatic investment income without verifying the contractual documents.

I-Thum Sector 62 Noida Price – 2026

Prices have changed significantly from the historical price list in the original sales material.

Recent 2026 market listings provide examples such as:

• 562 sq ft office: approximately ₹56.20 lakh
• 1,002 sq ft office: approximately ₹1.00 crore
• 2,033 sq ft office: approximately ₹2.03 crore
• 415 sq ft retail: approximately ₹1.29 crore
• 484 sq ft retail: approximately ₹1.50 crore

These are indicative market listings, not a developer-authorised price list, and actual transaction prices can differ based on floor, facing, location, lease status, fit-out, parking, PLC and negotiation. (SquareYards)

Another current property portal lists I-Thum 62 inventory in a broader range of approximately ₹40.5 lakh–₹1.47 crore, again demonstrating why the exact unit must be checked before quoting a final price. (MagicBricks)

Important 2026 Pricing Note

The older price quoted in your original material:

Office – ₹6,000/sq ft
Serviced Office – ₹7,000/sq ft

should not be presented as the current 2026 price list without confirmation from the latest allotment/developer/resale inventory.

For marketing purposes, it is safer to use:

“Price on Request – Current inventory and negotiated rates available on enquiry.”

I-Thum Sector 62 – Assured Return / Rental Income

Your original promotional material mentions a Guaranteed Assured Return and a 11% Assured Return Down Payment Plan.

There are also current marketing sources advertising assured monthly rental from Day 1 for IThum’s 62. (Ithum World)

However, these claims should be presented carefully.

Before investing, verify:

1. Who is legally providing the return?
2. Is it developer-backed or lease-backed?
3. Is the return mentioned in the registered agreement?
4. What is the return period?
5. Is GST applicable?
6. What happens if possession/occupation is delayed?
7. Is maintenance deducted?
8. Is the rent fixed or linked to actual lease income?
9. What happens after the assured-return period?
10. Is there a lock-in period?

Investment returns should always be calculated on the actual all-in acquisition cost, not merely the BSP.

I-Thum Noida – Amenities & Infrastructure

Depending on the specific phase/building, advertised facilities include:

• High-speed elevators
• CCTV surveillance
• Multi-level security
• Fire safety systems
• Power backup
• Food court
• Retail spaces
• Conference facilities
• Landscaped/open areas
• Business lounges/common areas
• Parking
• Reception and visitor-management facilities
• High-speed connectivity
• Air-conditioning infrastructure

The original developer website describes facilities including four-level basement parking, CCTV surveillance, open spaces, visitor management and 24-hour backup. (iThum)

I-Thum Sector 62 Parking

Parking is an important consideration when buying commercial property.

Project marketing has advertised substantial parking capacity, including references to approximately 2,000 cars for IThum’s 62. Investors should nevertheless verify:

• Whether parking is open or covered
• Whether it is allotted or common
• Parking charges
• Parking rights mentioned in the sale agreement
• Visitor parking
• Additional parking availability

before making a purchase decision. (ithum’s 62 Noida)

I-Thum Sector 62 Location Advantages

Approximate connectivity

Current project sources place Noida Electronic City Metro around 0.5 km, Fortis Hospital around 1 km, Akshardham around 7 km, and the Delhi–Meerut Expressway around 1 km or closer depending on the reference point. Distances should be treated as approximate rather than guaranteed travel times. (ithum’s 62 Noida)

I-Thum vs Other Commercial Properties in Sector 62

I-Thum competes within an established commercial cluster rather than operating in isolation.

Its investment proposition is based on:

Location + Metro + Corporate Catchment + Commercial Infrastructure + Rental/Lease Potential + Resale Market

For an investor, the most important comparison should therefore be based on net rental yield, vacancy risk, tenant quality, entry price, maintenance cost and resale liquidity, rather than simply comparing advertised BSP.

Who Should Consider I-Thum Sector 62?

Suitable for:

✔ Business owners looking for an office in an established commercial location.

✔ Investors seeking commercial real estate in the Noida corporate corridor.

✔ Rental-income investors evaluating pre-leased or leased commercial units.

✔ SMEs and professionals requiring offices close to Delhi, Ghaziabad and Noida.

✔ Long-term investors seeking exposure to an established commercial micro-market.

Not suitable if:

• You require guaranteed capital appreciation.
• You are relying solely on an advertised assured-return percentage.
• You have not checked the actual lease documents.
• You need immediate liquidity.
• You are buying without verifying RERA/project documentation.
• You are comparing only BSP and ignoring total acquisition cost.

Is I-Thum Sector 62 Noida a Good Investment in 2026?

I-Thum Sector 62 remains an interesting commercial-property option for investors who prioritise location, existing corporate infrastructure and metro/road connectivity.

The key advantage is that Sector 62 is already an established business destination. The investment case therefore does not depend exclusively on future infrastructure.

However, the right investment decision depends heavily on the specific unit.

A ₹1 crore office with strong tenant demand, favourable lease terms and manageable maintenance can have a very different investment profile from a ₹1 crore vacant office with weak rental prospects.

Our 2026 approach:

Don’t just ask: “What is the price?”

Ask:

“What is my total acquisition cost, expected net rent, tenant quality, vacancy risk, lease escalation and exit value?”

That provides a much more meaningful commercial-property investment analysis.
